Distressed Hospitality & Multifamily Repricing
Elevated interest rates and constrained refinancing markets create acute distress across hospitality and transitional real estate. Assets trading at 10–30% below replacement cost. Motivated sellers due to loan maturities, negative cash flow, and PIP non-compliance. Blackline acquires at favorable basis and repositions through targeted capex and active management.

Bellamare drives tenant curation, hotel programming, and NOI ramp-up. Blackline monitors performance against underwriting assumptions.
Stabilize & Exit
